31 Hickerson Mountain Lane

Flint Hill $439,000

SOLD

This alluring 25-acre parcel on Hickerson Mountain has a “cute as a button” cabin in a little stream-crossed clearing.  And at the higher elevations, there is a stunning building site with dramatic views of the Blue Ridge Mountains.  Thus, this property offers the best of two worlds — a comfortable cabin to enjoy right now and a fabulous building site for your future home.

The cabin is an interesting marriage of old and new.  The old part is an early log home with hand-hewn beams and tons of rustic charm.  The log portion includes a living room with fieldstone fireplace, a laundry room, bathroom and a comfy bedroom hidden away upstairs.

The new addition built in 2008 includes a kitchen, living room area and half bath. The living room area has a tall cathedral ceiling and there is a loft above the kitchen.  The addition has a brick floor and brick chimney for a woodstove.  Compact and energy efficient, this addition is economical to heat and cool.

The old log cabin and new addition are joined by a screened and covered breezeway that serves as a wonderful semi-outdoor space for eating, entertaining and relaxing.  The drinking water for the home is from a lovely mountain spring which is complete with an up to date filtration system.

The grounds around the cabin are shady and lush thanks to impressive poplar trees, a strong stream and several springs.  There are excellent opportunities for natural landscaping which could incorporate the  water features and semi-shade loving plants.

From the cabin in a sun-kissed little glen, a well-engineered road winds it way to the top of the mountain.  This is where the exciting part of the property is located.  A broad, level clearing affords an outstanding building site with dramatic views in all directions.  The western views are of Hickerson Mountain and out the Ben Venue Valley, across Flint Hill to Hog Wallow Flats, Jenkins Gap and the Peak.  The Blue Ridge Mountains ripple endlessly to the horizon. A previous owner had applied for and received approval for a  4 bedroom perc site for the top of the mountain home site in 2001. Since the owner never built the  home the permit has now expired.  A new owner would have to reapply for the septic permit on the top of the mountain but it should not be difficult to obtain.

The property has an excellent location with easy access to I-66 via Warrenton or Marshall.  Flint Hill, Little Washington and Sperryville are only minutes away.  The town of Flint Hill is about 5 minutes away from this home and there are several great places to eat.  Front Royal for groceries and staples is an easy 15 mile drive north on Rt. 522.
