Ashton Farm

Sperryville $525,000

The family farm gets a major makeover.  This traditional two over two farmhouse (circa 1920) has been enlarged and completely remodeled and now it is a showpiece for country living.  It has been updated with cedar siding, sleek new bathrooms, a gourmet kitchen and a wealth of architectural details.

The 2,260 square foot home has a bright new kitchen that opens to a fabulous family room on one side and a demure formal dining room on the other.  This opened up floor plan has excellent flow for entertaining and relaxing with friends.  The wood floor in the family room is reclaimed wood from a pre-cvil war bridge in Savannah. The brick, stone and marble hearth is a unique design and the chimney matches the hearth in design. Opposite the dining room, a more formal front room shines with built in shelving, warm wood floors and wonderful finishing flourishes.  There is a full bath on the first floor.

Upstairs there are three bedrooms and a full bath.  The expansive master bedroom is large enough to be furnished as bedroom, sitting room and exercise/yoga area combined.  A smaller guest room, a good-sized third bedroom and a large linen closet complete the second floor.

The home has a delightful front porch that is shaded by an old maple and overlooks the front lawn and fenced pastures beyond.   An ample two-car garage is conveniently located just behind the house, creating a private courtyard area.

The property is 16.2858  acres of fenced fields interspersed with copses of hardwoods.   The property was a working apple orchard in the 1930's and traces of old apple trees are still in evidence.  A small stream traverses the property, affording an opportunity for a pond if desired.  Included is a solid old barn, several other dependencies and a three stall stable.  The property is well organized for equestrian uses but it is equally ideal for livestock, grapes or other specialty agriculture.  In addition there are two wells on the property which will provide plenty of water for any irrigation purposes.  Many species of wildlife, including deer, bear and wild turkey, make this property their home.

The property has an excellent location, about five miles from Old Rag Mountain and the Shenandoah National Park.  It is also an easy 15 minute drive to Culpeper.

NOTE- The property survey is subject to Rappahannock County approval. There is additional land for sale if desired.  Please inquire.
