| Dogwood Vista SOLD![]() 1650 F.T.Valley RoadSperryville $1,250,000.00 SOLD As you cross Beaverdam Creek a curving drive leads you upward past spectacular 360 degree views of the Blue Ridge Mountains and rolling farmland to the stunning setting of Dogwood Vista high above the northern end of the FT Valley. Each structure is perfectly sited to be simultaneously simple and sophisticated, enhanced by the natural beauty of one of the most dramatic settings in Rappahannock County. The home, built in 1988, is rustic but very refined in design and execution. The stable is built into the side of a hill with hay storage on the upper level and six stalls and a heated tack room with hot water below. The guest cottage with pool is intimate but takes full advantage of the majestic western views. The property is exquisitely landscaped with perennials, native species, herb and annual gardens to attract birds and butterflies. The entire property is a certified "wildlife habitat" by the National Wildlife Federation. The property is augmented by a full service automatic generator.
Earth Design Associates of Casanova, Virginia, designed the house, stable and guest cottage and pool so that all structures tastefully meld with the landscape. The buildings are carefully sited and shielded by plantings and trees and are not visible from other houses and do not themselves obstruct the ridge top views of the Rappahannock countryside.
The home is both contemporary and traditional with multiple levels, varied ceiling heights and unexpected spaces. One enters the home via one of two interesting bridge walkways. The main level includes a soaring great room, anchored by an impressive stone chimney. With a southeast exposure it is lit by floor to ceiling windows and sliding glass doors leading to a deck which spans the entire length of the home. The deck has an interesting design providing several gathering spaces. The kitchen overlooks the great room, a couple of steps below, and also has a western view of the mountains. Flanking the kitchen is a mudroom and pantry also with the western mountain views. A comfortable den/library, with a stone fireplace and built in shelving has similar access to the deck. It is adjacent to a full bath and can be closed off from the rest of the home so it can double as a main floor bedroom.
The lower level of the home has a laundry room and two office/sitting room/bedroom suites, each with an en suite full bath and one has a small fireplace. Both have southeast exposure, good natural light and access to the lower deck and spa. These suites offer a great deal of flexibility. For example, they would make fine bedrooms or one of them could be a study, studio or office, or bedrooms for children or inlaw suite while the other could be a master suite.
Separated from the main house by flowering trees and gardens the guest cottage and pool were built in 2005 and take full advantage of the breathtaking western views. Sited on the edge of a steep ridge, the pool has the look of an "infinity pool" and only the mountains and a majestic old White Oak to the northern side are in view. The cottage includes a kitchen, great room, laundry room, a bedroom with en suite bath plus another full bath. The great room has a high cathedral ceiling supported by impressive whitewashed pine trusses and includes a cheery gas fire place with charming mantle. The cottage is the perfect place for summertime parties and/or overnight guests. The cottage steps directly onto a large flagstone Terrace leading to and surrounding the heated pool. The Terrace is partially shaded by an overhanging porch roof.
Originally conceived as a tasteful equestrian estate, with a 6 stall stable, the 40 acre property is ideally located in the heart of the Thornton Hill Hounds territory with access to miles of trails. It has two completely fenced large turn out fields and several paddocks with board fencing. While currently hayed and grazed by a few cattle, it is easily move-in ready as a horse facility once again.
The property is in conservation easement and much of the surrounding land is also in easement. With easement land and the Shenandoah National Park, large swaths of the view shed are permanently protected. The property includes a long stretch of Beaverdam Creek, rolling pasture and a few acres of woodlands. The property is delightfully private and secluded but close to the shops and restaurants of Sperryville.
Thoughtful, well designed and precisely executed, Dogwood Vista is one those magical country properties that is truly greater than the sum of its parts.
