55 Pickeral Ridge Lane

Sperryville $900,000

SOLD

With almost 1/2 mile of frontage on the Piney River and over a quarter mile common boundary with the Shenandoah National Park, this rugged and wild 94 +/- acre property is ideal for hunting hiking and enjoying the outdoors.  Wildlife abounds, hiking trails are plentiful and the natural setting is stunning.

The Piney River Trail crosses the property and leads to an extensive network of trails in the Park that ultimately join the Appalachian Trail.  The Piney River is a favorite of local fishers for native trout and there are hidden waterfalls along the upper reaches of the river.  Along the way are vestiges of life in the mountains before the Park was created.  Old stone walls, hidden cemeteries, old foundations and mysterious flowers and shrubs can be found by the observant explorer.

The land is heavily wooded with a high canopy of oaks and poplars and an under-story of mountain laurel, wild azalea and dogwoods.  The topography includes a deep valley along the river and two high ridges off of Pickeral Ridge that reach approximately 1,600 feet above sea level.  There are several excellent building sites with outstanding view potential at the higher elevations.

The property has excellent access via a well maintained private road that bisects the property and serves as a fire road for the National Park.  The road makes even the steepest and most rugged portions of the property easily accessible by foot.  It also greatly reduces the development cost of gaining access to the elevated building sites near the Park boundary.

The property is improved by rustic 25 year old cabin perched on a rocky bluff above the Piney River.  It has a large kitchen/living area, three bedrooms, one bathroom, and a laundry/utility room.  The music of flowing water can be enjoyed from the large rear deck that feels a bit like a tree house.  It is basic, solid and ideal for a hunting and fishing cabin or secluded retreat.

If you are looking for a special combination of seclusion, protection and an outstanding natural setting, you must see Pickeral Ridge.  This property would be an ideal candidate for a scenic conservation easement.
