Castleton $339,000

SOLD
Willow Pond Farm has a genuine energy honed by over a hundred years of farming ownership. Since the late 1800's the property has been a source of income and sustenance for an old Rappahannock farming family. The 15 +/- acre farm awaits a new owner who appreciates the beauty of the land, the history of the home and the productivity of the property. The three board fencing surrounding most of the fields makes this property ideal for horses, cows, goats or other farm animals.

The farm house, circa 1860, occupies the highest point on the property surrounded by majestic shade trees and several sturdy outbuildings. The home is a traditional two over two farm house with an enclosed front porch and kitchen addition on the rear with a total of 3 bedrooms and 2 full baths. The downstairs consists of a living room, family room, enclosed front porch,den/study and full bath. Original hardwood stairs lead to the upper level which includes three bedrooms and one full bath.

The farm house has remained relatively untouched through the years and while comfortable as it is,  it will benefit from renovation and modern conveniences.  The house location is on the highest point of the property with views in all directions and because it  is set back from the road there is a great feeling of privacy.  The Willow Pond is located down the hill, a short walk from the house and is fed by a stream on the property and several springs.  Surrounded by large trees, the pond is an ideal place for an outdoor entertaining area or  a perfect spot for reading and peaceful relaxation.

Willow Pond Farm is convenient to Warrenton, Culpeper and only minutes away from the Castleton Festival and Chateauville Foundation which brings world class-performances to the Theatre House at Castleton Farms. The Shenandoah National Park is only 20 minutes away and an amazing array of waterfalls, canyons, trails and hikes await you. Rappahannock County has many fine restaurants and wineries that will allow you an array of fun activities every weekend.
